Persimmon invests in industry-leading modular house builder TopHat

Persimmon is pleased to announce an equity investment in TopHat, the leading volumetric modular house builder in the UK. This investment will establish a strategic partnership between the two businesses and provide guaranteed access to both TopHat’s innovative brick façade product as well as their highly energy efficient modular homes.

Persimmon is investing £25 million as part of a funding round which will raise £70 million in total. The investment will enable TopHat to accelerate delivery of its factory-built, precision-engineered homes and marks a significant step forward in its development. 

TopHat is a leading manufacturer of modular housing, with an off-site manufacturing model that delivers the greenest new homes being built at scale in the UK today. In addition to its existing facility in Derby, TopHat is due to open Europe’s largest modular housing factory in Corby, Northamptonshire, with a capacity of 4,000 homes a year, in 2024. TopHat also manufactures an innovative brick façade system which is incorporated into its new homes.

Alongside access to TopHat’s highly energy efficient modular homes, Persimmon has identified an opportunity to incorporate TopHat’s brick façade system into its own Space4 timber frame housing product. This will help Persimmon develop its own products further for customers.

Persimmon aims to capture the benefits of the innovative manufacturing techniques used by TopHat to support its future volume growth, drive further build efficiencies, expand its product offering to customers and support its moves to meet the Future Homes Standard. TopHat’s products are complementary to Persimmon’s existing Space4 timber frame housing system. Modular housing offers developers a number of advantages including faster build times, a reduced need for skilled on-site labour, more consistent factory-built quality and superior environmental performance.

About TopHat 

TopHat is a privately owned business. The business was founded in 2016 by CEO Jordan Rosenhaus and architect and Chief Design Officer Krishan Pattni and is one of the UK’s leading 3D modular housebuilders.   

TopHat currently employs almost 300 people and can produce over two beautiful new homes per day from its existing facility at Foston in Derby.    

TopHat’s homes are the greenest new homes being built at scale in the UK today. Low carbon to build, with air source heat pumps and high specification insulation ensuring that they are also low-carbon, low-energy and low-cost to run.  

The new manufacturing facility at 650,000 sq ft will be the size of 11 football pitches and will be able to produce 16 houses a day at the rate of about one house per hour. The new facility will be built to “BREEAM Excellent” standard.
